The renovation advice aimed at small business owners usually assumes you have a construction budget and a shutdown window. Most owners we work with have neither. What you have is a space that needs work, a season where you can afford some disruption, and a number you can commit to this year.

That is a completely workable starting point. It just needs a contractor willing to plan past the current invoice.

We walk the whole space, not just this year's project

Even if you are only doing the front counter this year, we look at everything: the washroom, the flooring, the lighting, the back of house. It costs you nothing and it means we are not making a decision now that becomes expensive in year three.

We tell you what is urgent and what can wait

Water damage and failing waterproofing are urgent. Dated trim is not. We will say plainly which is which, including when the honest answer is that something can wait another two years.

You get a written estimate for this phase and a rough sense of the rest

The current phase is itemized and firm. The later phases are ballparked so you can plan, clearly marked as estimates rather than committed pricing, because material costs move.

We work around your calendar, not ours

Slow season, evenings, the week you are closed anyway. If your business has a rhythm, the renovation should fit inside it rather than fight it.

Next phase, we already know the building

We know what is behind your walls, which subfloor is level, where the plumbing actually runs, and who your landlord is. That knowledge makes every subsequent phase faster to scope and less likely to surprise anyone.

A door that will not close, a tile that cracked, a wall that needs patching before an inspection. Existing clients get these handled without starting a new relationship from scratch.

One relationship with your landlord

For leased space, we deal with the same property manager each time, using documentation they have already accepted. That gets approvals moving faster on every phase after the first.

Budget conversations without the sales pitch

If the honest answer is that you should wait a year and do it properly rather than do it cheaply now, we will tell you. We would rather do phase two next year than do phase one badly this year.
